The Association hired a public adjuster to settle the claim with the Association’s insurance carrier. Once the claim was settled GCM mobilized to the property to remove and replace damaged roofing and siding. Additionally, the Association had a history of ice damming. GCM devised a plan wherein access to the attic spaces – through the roof decking – would be achieved to allow an insulation/ventilation contractor to update the attic ventilation systems and increase the R-value of existing insulation all just prior to the installation of the roofing. Because access through the roof was much easier and less time consuming than entering attic spaces via the interior of each respective attic space, the entire endeavor saved the Association about 30% of the insulation/ventilation cost and unit owners were not inconvenienced by having insulators entering their homes for access. The entire project was completed ahead of schedule and on budget.
